How we operate, plainly

We acquire under binding purchase and sale agreements and either close ourselves or assign the contract to a network buyer. Our agreements include an assignment clause; the entity taking title is disclosed before closing and appears on the settlement statement. We act for our own account or our assignee, so this is principal activity, not brokerage. Seller price and terms never change when a contract is assigned, and any assignment fee is paid by the buyer, never out of the seller's proceeds.
